Developers still have lots of plans in The Blue Mountains

The building statistics may not show it, but developers are still busy in The Blue Mountains.

The latest Development Summary compiled by the town's Planning Department shows almost 1,900 residential units are either already under construction or getting close to the end of the approvals stage. Almost 1,700 others are in the application stage and 723 more are in the concept stage.

That's not counting two mixed residential/commercial proposals: Thornbury Horse Park, with about 300 units, and the  Terrasan proposal, on the former Easter Seal Camp property in Craigleith, with 49 units. The Horse Park is in the application phase of the approvals process and the Terrasan project is still in the concept stage.

Development pressure is still heaviest in the Craigleith area, where more than half the proposed residential units are underway or in the late approvals stages. Just over a thousand residential units are at the draft plan/site plan stage in that part of town, and another 796 come under the heading 'designated with application'.

Proposals with draft plan/site plan approval include:

* Intrawest Village commercial/residential units - 495

* Westbrook  - 236 units on two sites between Jozo Weider Blvd. and Grey Rd. 21, just south of Monterra Golf and Historic Snowbridge.

* Eden Oak - 77 units on a site at the eastern end of Lakeshore Rd. E.

* Monterra Phase II - 53 units at the intersection of Grey Rd. 21 and Monterra Rd.

Applications are under consideration for:

* Tyrolean Lowlands - 245 units on a 94-hectare site just north of Monterra Rd. and just west of Grey Rd. 21.

* Fleming Developments - 232 units on a site stretching along the eastern side of Arrowhead Rd. from Highway 26 to Sleepy Hollow Rd.

* Craigleith Developments - 166 units just east of Grey Rd. 19, immediately north of Tyrolean Village.

* Becker - 69 units between the Tyrolean Lowlands site and Timmons St.

* Taberra - 65 units just south of Hidden Lake Rd., linking with the Alta subdivision.

The Lora Bay area has 441 units in the draft plan/site plan stage and another 775 at the designated with approval stage. Those include:

* Lora Bay Phase 3 - 97 units on three properties along the first two holes of the golf course.

* Keeper's Cove - 212 units on the Keeper's Cove property at 39th Sideroad and Sunset Blvd.

* Trailwoods - 132 units between Peel St. N. and the 10th Line.

There's also Lora Bay Phase 2, with 775 units. The bulk of those are just north of Highway 26 and just west of Lora Bay Drive, but there are two other sections to the north and west, fronting on Christie Beach Rd. and 39th Sideroad.

Within the former Town of Thornbury there are a total of 14 relatively-small projects in process. Six of those have draft plan and site plan approval.

* Far Hills Club - a total of 41 units on two sites straddling Beaver St. between Alice and Alfred.

* Mill Pond Homes - 28 units along King St. (Highway 26) on the former United Co-operatives site.

* Greystone - 25 units in the south end of Thornbury, south of Napier St. and west of Bruce St.

* Applewood Estates - 16 units along Huron St. E, (just north of the Village Cidery).

* 11 Bay Street - 13 units on Bay St., between Mill St. and the Beaver River.

Far Hills Club, Mill Pond Homes, and 11 Bay Street are already well along in the construction process.

Four residential projects are still farther back in the planning approvals process:

* Matesa - 19 units on King St. W. at Victoria St.

* Victoria Close - 10 units on Victoria St. N. at Bay St. W.

* Trillium Apartments - 31 units on the former Trillium Restaurant site near Thornbury Mill Pond.

* Pollard - 46 units on a 4.5-hectare property at Napier St. and Victoria St.

There are also four small commercial applications in the mix. One is the Von Teichman property on the mill pond at Louisa St. Another is related to the Applewood Estates residential project, and is located on a wedge-shaped property adjacent to the Village Cidery site on King St. E. (Highway 26).

There's also a proposal for CarQuest on the corner lot at Highway 26 and Elgin St. and another for Park Lee Choi Yun, still in the preliminary stages, at Highway 26 and Grey St.

Just east of Thornbury, in the Camperdown and Clarksburg areas, there still more proposals under way. That area includes the Thornbury Horse Park proposal and its 300 units on about 98 hectares stretching along Grey Rd. 2 and Clark St. The residential units are part of the complex that also includes what the project's backers say will be a world-class equestrian facility.

But the Georgian Peaks area is at the core of a collection of smaller projects between Camperdown Rd;. and Delphi Point.

Those with site plan approval include:

* The Ridge Estates - 43 units atop the Nipissing Ridge off Camperdown Rd.

* Peaks Meadows - 38 units just east of Camperdown Rd.

* Reekie 16 - 12 units along Old Lakeshore Rd., a short distance east of Camperdown Rd.

* Neighbourhoods at Delphi - 90 units on a 12.69-hectare site at Delphi Point, across Highway 26 from the Georgian Peaks ski club.

* PB Holdings - 38 units on two properties in the Delphi Point area.

Just to the west, are two other projects.

* Georgian Glen - 34 units on about 12 hectares on a triangular property at Woodland Park Rd. and Grey Rd. 40.

* Georgian Bay Estates - 50 units adjacent to the Georgian Bay Club golf course.

Three smaller residential projects are also in the Camperdown area and in the early stages of the planning process. Two of those are adjacent -- a 22-unit proposal known as Johnstone and a 10-unit project known as McClellan/Cooper/Goodman, both on Old Lakeshore Rd. near Georgian Peaks.
